Vision Statement
for the
Land Use Committee
of the
Black Forest Community Club


The vision of the land use committee is to preserve the natural beauty,
resources, and rural way of life in the Black Forest in accordance with
the Black Forest Preservation Plan.

The process by which this is done is to review developments and work
with developers and El Paso County to insure all development is
consistent with the Black Forest Preservation Plan.


Specific Areas of Emphasis:

  • Maintain as natural a setting in the forest as possible

  • Encourage open areas and wildlife corridors

  • Encourage trails and parks

  • Encourage conservation easements

  • Preserve wetlands, forests and wildlife areas

  • Minimize light pollution

  • Encourage building setbacks from roads

  • Residential lots average 5 acres or more in new developments

  • Route major transportation corridors around the Black Forest=20

  • Limit and centralize commercial development
